1. Wood Frame

Once upon a time wood was the go-to material for buildings until other materials started coming out to the market. One of the major cons of wood-framed buildings is that they are the most combustible out of all types of materials. 

A lot of modern homes allow a combustible interior that is made entirely of wood. Most of the time they have exposed wood so there is no fire-resistance whatsoever. 

2. Steel Frame 

Steel buildings and structures are becoming more popular because they have a lot of flexibility. Steel’s flexibility makes it possible for the metal to be bent and shaped into almost anything imaginable. 

One thing to keep in mind is that although steel frame buildings are flexible they are not energy efficient. The insulation has to be put in between the outside steel and the frames, and this causes crimping which makes the insulation lose some of its properties.

3. Ordinary Types

These types of buildings are sometimes known as brick and joist structures. You will use either block walls or brick walls with a wooden roof or with a floor assembly. Part of the interior structure elements is made out of wood such as the floors, ceilings, and frames.

4. Heavy Timber

Heavy timber buildings have noncombustible interior elements and exterior walls. Heavy timber buildings are made out of laminated or solid wood and all of the wooden parts have to meet certain dimensional requirements. 

For example, the beams, girders, and wood columns all have to be a minimum of 8 inches thick. The roofs and floor planks have to be at least 6 inches thick. A major pro with these building types is that they hold up well against fire and they do not collapse easily because of how the structure of the building is. 

If a heavy timber building ever catches on fire it will require large volumes of water to extinguish it.
